Contracts/Sales Process flowchart
This article is designed to assist you with the flow of the contracts process and how to use Aro best to support your administrational requirements.
Tip: Doing most actions detailed below from the listing screen will in most cases be quicker as the program can prefill data.
Contract Signed
- Enter the Contract: The contract details need to be entered into Aro. Fill in as many details (including phone and email addresses for contacts) as you can, as this could save you time later. Ensure the scheduled Unconditional and Settlement dates, as well as the Total Deposit Expected amount, are filled in
- Enter the Commission: Add a commission summary for this sale. This helps you track income for the office and the agent's share and assists with generating the commission invoice once the contract becomes unconditional
- Receipt the Deposit: Open an account for the buyers on the trust accounts tab on the listing and then receive funds for the deposit that is paid
Contract Becomes Unconditional
- Update the Listing Status: Either use the Progress bar on the listing or edit the contract and save it as Unconditional
- Mark the Commission as Successful: Now that you are definitely getting paid commission on this sale, mark the commission as successful and tick the box to allow the program to generate your invoice
- Generate & Send your Settlement Statement to Sellers or Seller's Representative: The settlement statement informs the seller or their representative of what will occur on settlement, and includes invoices. It also confirms if funds are due to be dispersed to the seller or if a balance is due on settlement to be paid
Settling the Sale
- Update the Status of the Listing to Settled: Then, enter the Spend Funds transactions
