Add a Contract to a Listing - Pending Offer, Under Contract, Unconditional, Settled

 This file will guide you through how to create a contract on a listing.  If you would like to get your contract ready for use (once the seller & buyer) have agreed, you can pre enter the information ahead of time ready for when the time comes to making the listing under contract.

  • Search for the listing using the quick search magnifying glass in the top right.
  • Select your listing.
  • Click on the Contracts tab on the left.
  • Click on the Create new contract button.


  • First, click into What would you like to do? Select the stage you wish to save the contact at. The options are "Save as Pending Offer", "Under Contract", "Unconditional" or "Settled".
  • Depending on the stage you choose, the Checklist on the right changes. More information is required to make a listing Settled and so there are more compulsory fields (see below Under Contract checklist compared to the Settled Checklist):
     
  • Complete all fields marked with a red asterix until the checklist shows ready to save.
  • Click on Save Contract.

  • Once saved you will be directed back to the listing page. See the property stage has now been advanced to your chosen stage for you.
  • Depending on your website/portal settings, this is sent through to all websites and updated for you.
  • If you need to update the contract again to Unconditional or Settled, simply go into the Contracts tab again and click on the Edit pen on the right:

  1. If a contract does fall through for any reason, you can cancel the contract in the edit page (Contract Tab, Edit pen) by clicking on the What would you like to do? dropdown box and selecting Cancel Contract.

  1. A popup box will appear asking if you want to send out new property alerts to matching buyers. Tick or untick this box and then click on Advance to Available to push the property back onto websites as an Available listing.
